How It Works

We’ll lease the property from you for 3-5 years and will become your tenant. If needed, we’ll bring the property up to the required standard of our tenants & guests with light refurbishment, ensuring it meets safety & legislative standards. We’ll then let your property either by the room as a HMO, or on a short & medium term basis as serviced accommodation. We will apply for and obtain the necessary licensing where applicable.

We literally take care of everything. You watch your rent come in, month after month without fail, whilst we take on the day to day management of your property. How Will My Property Be Operated?

House In Multiple Occupation

  • We'll rent the rooms out in your property, as per the conditions of your HMO license
  • We target professional working tenants and do not mix tenant type within properties
  • All tenants must provide a guarantor for their rent in order to be able to secure a room in the property
  • Your energy bills will be taken care of as part of our contract
  • We'll arrange bi-weekly cleans to keep the property in good condition, as well as to proactively manage any maintenance issues which may arise

Serviced Accommodation

  • Your property will be booked on a nightly rate basis and kept in a show- home condition at all times
  • We will not accept bookings for less than two nights and have noise sensors in all of our properties as a deterrent to anti-social behaviour
  • Guests will have to sign our terms & agreements prior to their stay, as part of this, we will collect and verify IDs
  • Guests will primarily be contractors, business people and leisure travellers
  • Operating as SA is more beneficial for you as the landlord from a tax perspective, being able to offset mortgage interest and guests not having the same rights to a property as a tenant
