Cookies
Cookie Policy.
This policy explains how The Home Handover Limited (“THH”, “we”, “us”) uses cookies and similar technologies on this website, what each category does, and how you can change or withdraw your choices at any time.

1. Who we are
The Home Handover Limited (company number 14325986) operates this website. Our registered office is 60 Tottenham Court Road, Suite 2232a, Fitzrovia, London, W1T 2EW, United Kingdom. Contact: info@thehomehandover.co.uk or 0203 432 6858.
For how we process personal data more generally, see our Privacy Notice.
2. What cookies and similar technologies are
Cookies are small text files placed on your device. We also use similar technologies such as local storage and session storage. Some are essential to provide the service you request; others help us understand site use or measure advertising and are only used where you have given consent.
In the UK, the Privacy and Electronic Communications Regulations (PECR) sit alongside UK GDPR and the Data Protection Act 2018. Non- essential cookies and similar technologies require consent before they are set or read, except for those strictly necessary to provide a service you have requested.
3. How we ask for consent
When you first visit, a consent banner offers three clear choices:
- Accept all — enables Essential, Analytics, Marketing and Functional categories
- Reject non-essential — keeps only Essential technologies
- Manage preferences — lets you choose Analytics, Marketing and Functional individually
Your choice is stored in local storage under thh.cookie.consent.v1 so we can honour it on later visits. You can change or withdraw consent at any time using Cookie Settings in the website footer, or by clearing site data in your browser (which will prompt the banner again).
We implement Google Consent Mode v2 so that Google tags default to denied storage signals (analytics_storage, ad_storage, ad_user_data, ad_personalization). Google Tag Manager container GTM-NDHV275W is only loaded after you grant at least one non-essential category (Analytics, Marketing or Functional). Until then, GA4 and the Meta Pixel do not load. When GTM does load, Consent Mode signals reflect your saved choices.
4. Cookie categories
Essential
Required for the site to work securely — including consent preferences, form draft recovery, abuse prevention and staff sign-in. These cannot be switched off.
Analytics
Helps us understand how the site is used (for example page views and journey completion) through Google Analytics 4 via Google Tag Manager. Used only with your consent.
Marketing
Enables advertising and measurement tags such as the Meta Pixel (via Google Tag Manager) so we can measure campaign performance and, where applicable, show more relevant ads. Used only with your consent.
Functional
Supports optional enhancements such as remembering non-essential preferences. No functional cookies are active today; this category is reserved if we add them later.
5. Cookies and similar technologies we use
The table below lists the cookies and similar technologies used by this site (including those set by Google Analytics 4 and the Meta Pixel when those tags are enabled in GTM after consent). Exact names and lifetimes can vary slightly depending on Google’s or Meta’s current tag behaviour.
| Name | Provider | Category | Type | Purpose | Duration |
|---|---|---|---|---|---|
thh.cookie.consent.v1 | The Home Handover | Essential | Local storage | Stores your cookie preference choices so we can honour them on later visits. | 12 months |
thh.appraisal.draft.v1 | The Home Handover | Essential | Session storage | Temporarily saves an in-progress appraisal form in your browser so you do not lose answers if you refresh or navigate away. | Up to 12 hours (session storage) |
thh_admin_session | The Home Handover | Essential | Cookie | Authenticates authorised staff in the private admin area. Not set for public visitors. | Session / short-lived authenticated period |
_ga | Google Analytics 4 G-P5E39GPHPL (via Google Tag Manager) | Analytics | Cookie | Distinguishes users for aggregated analytics reporting. | Up to 2 years |
_ga_* | Google Analytics 4 G-P5E39GPHPL (via Google Tag Manager) | Analytics | Cookie | Persists the GA4 session state for the measurement stream. | Up to 2 years |
_gid | Google Analytics 4 G-P5E39GPHPL (via Google Tag Manager) | Analytics | Cookie | Distinguishes users for short-term analytics reporting (if set by the GA configuration). | 24 hours |
_fbp | Meta Pixel 1665705387844935 (via Google Tag Manager) | Marketing | Cookie | Helps Meta deliver and measure advertising and site activity. | Up to 3 months |
_fbc | Meta Pixel 1665705387844935 (via Google Tag Manager) | Marketing | Cookie | Stores click identifiers when a visitor arrives from a Meta ad. | Up to 3 months |
Google Tag Manager itself is a tag delivery container. It does not replace the need for consent for Analytics or Marketing tags that store or access information on your device.
6. Managing cookies in your browser
In addition to our Cookie Settings control, most browsers let you block or delete cookies via their settings. Blocking essential cookies may affect form draft recovery or staff access to the admin area. Clearing site data will remove your stored consent preference and show the banner again on your next visit.
7. Changes
We may update this Cookie Policy when our technologies or legal requirements change. The dates at the top of this page will be updated when material changes are made.
