Privacy Notice.
This Privacy Notice explains how The Home Handover Limited (“THH”, “we”, “us” or “our”) collects and uses personal information when you use this website, submit an appraisal, contact or partnership enquiry, or otherwise deal with us about an assisted sale. It is written for transparency under the UK GDPR, the Data Protection Act 2018 and, where relevant, the Privacy and Electronic Communications Regulations (PECR). It describes our current practices — it is not a contractual guarantee.

We have not appointed a Data Protection Officer. Privacy requests should be sent to the email address above. We will respond within the timescales required by UK data protection law.
THH provides an assisted-sale model: where suitable, we may fund and manage agreed improvements before a property is marketed for sale by an estate agent, with costs recovered and net uplift shared according to the commercial arrangement. This website supports that enquiry and partnership process. We do not operate an online shop or take card payments through this website.
2. Whose information we process
We may process personal information about:
- Homeowners, landlords and other individuals requesting an appraisal
- People who contact us through the general contact form or by phone/email
- Estate agents and other professionals submitting partnership or listing enquiries
- Individuals whose details are shared with us by an agent or adviser in connection with a potential assisted sale
- Authorised THH staff who use the internal admin tools
3. Information we collect
Depending on how you interact with us, we may collect:
Appraisal form (/get-started)
- Identity and contact details — full name, email, telephone number, relationship to the property, referral source, preferred contact method and time
- Property address and characteristics — address lines, town, county, postcode, property type, tenure, rooms, floor area, parking, garden and related details you provide
- Condition and improvement information — defects, damp, works areas and similar answers relevant to suitability
- Ownership, mortgage and circumstance information — lender details, balances, arrears, insolvency or ownership/probate flags where you choose to provide them for suitability assessment
- Sale situation, timeline, estimated market value expectations, support preferences and free-text notes
- Consent and acknowledgement records — required acknowledgements for contact and data processing, confirmation of accuracy, and optional marketing consent (never pre-selected)
- Technical and anti-abuse signals — UTM/referral parameters present in the URL, a honeypot field, and a non-identifying client fingerprint such as screen size used to reduce automated abuse
Contact form (/contact)
- Name, status (homeowner, landlord, estate agent or other), email, telephone number, message and privacy acknowledgement
- UTM/referral parameters, honeypot and client fingerprint as above
Partnership form (/partnerships)
- Agent name, agency, email, telephone number, property postcode, optional asking price, listing status, vendor-awareness status, message and privacy acknowledgement
- UTM/referral parameters, honeypot and client fingerprint as above
Other sources
- Email, telephone or WhatsApp if you choose to contact us that way
- Estate agents or professional advisers who share information about a relevant listing or opportunity
- Public or licensed property market data used by staff for internal appraisal support (for example PropertyData, where configured)
- Website and security data needed to operate the service — for example hashed rate-limit identifiers derived from connection information (we do not store full IP addresses for rate limiting)
- Analytics and advertising identifiers where you have consented to Analytics and/or Marketing cookies — see section 12 and our Cookie Policy
- Admin account credentials and session data for authorised staff
- Appraisal, proposal and project records created during internal review and, where relevant, delivery of an assisted sale
We do not collect payment-card details through this website. We do not routinely collect identity documents through the public forms. Where photographs or further documents are needed after an enquiry is qualified, we request them separately through a controlled channel.
4. How information is collected
- Directly from website forms (appraisal, contact and partnership)
- By email, telephone or WhatsApp where you choose those channels
- From estate agents or advisers involved in a relevant enquiry
- From market-data tools used by staff for internal appraisal work
- From website technology, server logs and, with consent, analytics or advertising tags
If someone else provides your personal information to us (for example an estate agent discussing a listing), we will take reasonable steps to ensure privacy information is provided when we first contact you, or within a reasonable period, unless an exemption applies.
5. Purposes and lawful bases
We only use personal information where UK GDPR provides a lawful basis. The table summarises the main activities.

Where we rely on legitimate interests, we balance those interests against your rights and freedoms. You may object — see section 10. A privacy acknowledgement checkbox on a form records that you have seen this notice; it does not by itself create a consent lawful basis where another basis applies. Cookie consent is separate from form acknowledgements and optional marketing opt-in.
6. Suitability assessment and profiling
Answers submitted through the appraisal form may be evaluated against THH suitability criteria. This may produce an initial category such as potentially suitable, further information required, or unlikely to suit. The result supports initial triage only. It does not create a binding decision, a valuation or a commitment to proceed. A person reviews the opportunity before any commercial proposal or agreement.
Based on the current implementation, there is no solely automated decision that produces legal or similarly significant effects about you within the meaning of UK GDPR Article 22.
7. Who information is shared with (processors and recipients)
We share personal information only where needed for the purposes above. Categories of recipients include:
- Vercel — website hosting and serverless infrastructure
- Supabase — database and storage for enquiry and review records
- Hostinger (mailbox SMTP) — where configured, transactional notification emails to THH about new enquiries (not used for marketing campaigns)
- PropertyData — where configured, market-data support used by staff for internal appraisal work
- Google (Tag Manager / Analytics 4) — tag delivery and analytics measurement when Analytics consent is granted (container
GTM-NDHV275W) - Meta Platforms — Meta Pixel measurement and related advertising processing when Marketing consent is granted (via GTM)
- IT and software support providers acting on our instructions
- Estate agents involved in the relevant sale or partnership enquiry
- Solicitors and professional advisers
- Contractors and project suppliers where necessary to deliver an agreed assisted-sale project
- Regulators, courts, law-enforcement bodies or public authorities where legally required
- Prospective business or asset purchasers, with appropriate safeguards
We do not sell personal data. We do not provide personal data to advertisers except through consented advertising/measurement tags as described above.
8. International transfers
Our website and some processors may process data outside the United Kingdom (including in the EEA, United States or other locations, depending on provider configuration). Google and Meta may process analytics or advertising data internationally when those services are enabled after consent.
Where personal data is transferred outside the UK to a country not covered by UK adequacy regulations, we rely on an appropriate safeguard such as the UK International Data Transfer Agreement (IDTA), the UK Addendum to the EU Standard Contractual Clauses, or another lawful mechanism permitted under UK GDPR. 9. Retention
We keep personal information only for as long as needed for the purposes in this notice, including review, operational continuity, dispute handling and legal obligations. Retention depends on the type of record and whether an enquiry becomes an active opportunity, agreement or project.
As a working approach (subject to THH’s internal retention schedule):
- General and partnership enquiries that do not proceed — retained while useful for follow-up, then deleted or anonymised when no longer needed
- Unsuccessful appraisal enquiries — retained for internal review and a limited follow-up period, then deleted or anonymised unless a longer period is required
- Active opportunities, contracts and completed projects — retained for the life of the matter and for a further period needed for legal, accounting or dispute purposes
- Marketing preferences — kept until withdrawn or no longer relevant
- Cookie consent records in your browser — typically up to 12 months (see Cookie Policy)
- Analytics and advertising data held by Google or Meta — subject to those providers’ retention settings and your consent status
- Rate-limit and security event records — short operational windows
- Technical logs — short security and diagnostic periods
- Admin session records — limited to the authenticated staff session
You may ask us how long a specific category of record is kept.
10. Security
We apply proportionate technical and organisational measures, including access controls for staff tools, authenticated admin sessions, server-side validation of form submissions, HTTPS, restricted database access for enquiry records, supplier access under our instructions, and abuse-prevention measures such as rate limiting. No method of transmission or storage is completely secure.
11. Your rights
Depending on the processing and lawful basis, you may have rights under UK GDPR to:
- Access your personal information
- Rectify inaccurate information
- Erase information in certain circumstances
- Restrict processing in certain circumstances
- Object to processing based on legitimate interests (including profiling based on those interests)
- Data portability, where applicable
- Withdraw consent where processing (including cookies or optional marketing) is based on consent — without affecting the lawfulness of processing before withdrawal
- Rights relating to automated decision-making, where applicable

12. Cookies, analytics and advertising technologies
This website uses Google Tag Manager (GTM-NDHV275W) with Google Consent Mode v2. GTM (and therefore Google Analytics 4 and the Meta Pixel) only load after you grant a non-essential cookie category. Consent Mode storage signals default to denied and are updated to match your saved choices before those tags run.
In summary:
- Essential — required for security, consent preferences, appraisal draft recovery and staff sign-in
- Analytics — GA4 measurement (consent required)
- Marketing — Meta Pixel and related advertising storage/signals (consent required)
- Functional — reserved for optional enhancements; none are active today beyond the consent framework itself
Full names, purposes and durations are listed in our Cookie Policy. You can Accept all, Reject non-essential, or Manage preferences via the banner, and amend or withdraw those choices later via Cookie Settings.
First-party journey events pushed to the browser dataLayer are designed not to include names, contact details, addresses, financial figures or free-text answers, and are only emitted after Analytics consent is granted.
13. Marketing communications
- Service communications about an enquiry you submitted are not treated as marketing
- Optional marketing consent on the appraisal form is separate from cookie consent and is never pre-selected
- Marketing consent is not required to submit an appraisal, contact or partnership enquiry
- The general contact and partnership forms do not enrol you into marketing lists
- You can withdraw marketing consent or object to marketing at any time by contacting us
14. Children
Our services are aimed at adults dealing with property sales and related professional enquiries. We do not knowingly collect personal data from children through this website.
15. Third-party links
This website may link to external sites. Those sites have their own privacy practices. We are not responsible for their content or how they handle personal information.
16. Complaints (ICO)
