Suitable local agents are assessed by THH and the recommended agent or agents, together with the marketing strategy, are discussed with you. Instruction proceeds only with your approval. You can also nominate an agent you already trust.
For most full renovations, yes — the property needs to be vacant during the works. Timing is agreed with you before anything begins, and the programme is planned around your move.
THH does. Cost overruns during the works are THH’s risk, not yours — that allocation is written into the agreement your solicitor reviews.
Where consent or confirmation is required, this is assessed as part of the project. Many schemes proceed under permitted development or Lawful Development routes. Where a formal application is needed, the implications are set out before you commit.
Your appraisal sets out how proceeds are distributed across a range of sale outcomes, including a fall in values. The downside protection sits with THH — the detail is in your agreement.
