The Home Handover · Assisted-sale partner for estate agents
Keep the instruction.
Increase the opportunity.
THH funds and manages improvements to suitable properties, helping agents bring a stronger listing back to market — while you remain the instructed selling agent.
THH funds and manages the works. It does not fund, manage or replace the agent.
The commercial mechanism
A stronger achieved result can mean a stronger fee.
Where your commission is a percentage of the achieved sale price, the same fee rate applied to an improved result produces a larger fee. You keep the instruction; THH carries the cost and delivery of the works.
Illustrative agent fee
£7,200£13,125
Potential increase £5,925
Both figures include VAT. Excluding VAT the fees are £6,000 and £10,937.50.
You keep the instruction
THH does not become the selling agent. The property stays instructed with you, from relaunch through to completion.
You do not fund or manage the works
THH funds the improvement and manages the contractors and programme. No cost or project risk sits with your agency.
Commission stays governed by your terms
Your fee remains set by your agreement with the vendor. THH does not alter, set or take a share of your commission.
Figures shown are illustrative only and assume the same 1.25% fee rate plus VAT. Both fee figures (£7,200 and £13,125) include VAT; excluding VAT they are £6,000 and £10,937.50. THH does not guarantee the GDV, the achieved sale price or any commission uplift. Commission remains governed solely by the agent's agreement with the vendor. Any outcome depends on the individual property, scope of works, market conditions at the time of sale and the vendor's decisions.
Where it fits
The listings this is designed for.
Instructions where unrealised value is holding the price down — and where a funded, managed improvement could credibly change the result.
Dated homes attracting discounted offers
Presentable enough to list, but buyers are anchoring low because the condition reads as work.
Buyers pricing in significant works
Every viewer discounts for a refurbishment they'd rather not take on — so the offer never reflects the finished home.
Poor configuration or presentation
A layout or finish that shows badly on viewings and in photographs, suppressing interest that better space would attract.
Instructions at risk of becoming stale
Listings drifting past the point where price reductions alone stop working — and where withdrawal or re-instruction elsewhere becomes the real risk.
Credible extension or reconfiguration potential
Homes where added space or a reworked plan would move the property into a stronger band — potential the current listing cannot show.
The operating sequence
A controlled sequence — with you at both ends.
The agent opens and closes the process. THH carries assessment, funding and delivery in between. Every stage is defined before work begins.
Identify a suitable listing
You flag an instruction where value is being left on the table.
Initial assessment
THH reviews the property and the improvement case.
Structured proposal
The homeowner receives a clear scope, timeline and terms.
Improvements agreed
The homeowner approves the works and the sale approach.
THH funds & manages
Contractors appointed and delivery managed, at THH's cost.
Prepare for market
You position and relaunch the improved property.
Continue the sale
You market, negotiate and complete as instructed agent.
Division of responsibilities
Clear lines. No overlap.
Each party has a defined role across the life of the instruction. Nobody takes on the other's risk.
Why agents work with THH
A route for the instructions that stall.
Evidence-led, not promotional. THH gives you an option to offer homeowners before a discount or a withdrawal becomes the only path.
Retain more difficult instructions
Hold on to listings that might otherwise stall, be reduced repeatedly, or move to another agent.
Offer an alternative to discounting
Give homeowners a considered option before accepting a below-potential offer.
Bring a better-presented property to market
Relaunch a listing that photographs, shows and reads as a finished home.
Increase buyer appeal
A completed property can widen the buyer pool beyond those willing to take on works.
Preserve your role
You remain the instructed agent and the vendor's point of contact throughout.
No development or project risk
THH carries the funding, the contractors and the programme — not your agency.
A quick qualification
Is a listing worth submitting?
A short test before you refer. If most of the left column is true and little of the right, it is worth a conversation.
Well suited
A credible, deliverable improvement case.
Less suited
Better served by a different route.
